Right now, the building management where the condominium is located has been strict so we’re not actively hosting. However, once the country recovers and cases are dramatically going down, I believe the Airbnb or real estate business would be a good income-generating option.

WHAT IS AN AIRBNB?
If you aren’t familiar yet, Airbnb is online platform that connects renters and property owners. You could rent a condo unit or house for short term or long term use. What’s good about Airbnb for property owners is that you are protected by insurance. In the event that something is damaged in your property, if you will provide proper documentation, they may be able to cover some of the costs.
HERE ARE THE STEPS:
1) You have to have a space/condominium/house that you can rent out.
So you might say that you don’t any extra property because you are living on that property you own. You could consider renting out a portion of that property instead. Let me explain.
For example, you’re living on a 2 bedroom apartment and 1 bedroom is unused, you can consider renting that bedroom out so you can generate income.
But just for the sake of discussion, my personal experience is based on renting out a studio unit in the city center.
City center – Ortigas, Taguig, Makati, Mandaluyong, etc
2) So there’s two ways that you can have an Airbnb rental business: One, own a property; Two, rent out a property and rent it out again to your Airbnb guests. Although the first one has a lot less risks, the second one is also a viable option once the economy recovers and people are going out – again.
3) Check competition. Just like in any other kind of business. You have to check your competitors and make sure that you have a competitive advantage.
So you can just go to the platform and type in the city where your space is located at and then check the prices that they are listed for. Use the filter function for a more specific range of prices.
So let’s use an example: Let’s say you have a studio unit on a condominium located in Makati near Greenbelt. You have to figure out the nightly rate of the current listings (competition)
Now, inspect your competition (check their photos, inclusions, minimum nights stay (because some airbnbs have a minimum requirement of least 2 nights)
4) List down your house rules. Please take your time in doing this because this will cost you a lot of money. You have to factor in possible damages to your property if you do not clearly state your house rules.
TIPS ON BEING A SUCCESSFUL HOST
1) Take good photos or better yet have them professionally taken. Having good photos immediately increases the perceived value of a property. So having better photos increases the value of your property with let’s say 10% of P2,000, you’ll get the ROI of your investment with just 25 nights stay.
2) Reply fast and communicate all terms clearly
3) Be cautious about scammers/lowballers, I suggest to just accept bookings through the platform. The peace of mind that Airbnb gives you is totally worth the platform fees that they charge you.
