In this session Simon Misiewicz the co-owner of Optimise Accountants discussed due diligence and making sure you buy the right property investment.
Using this spreadsheet you will:
▶ Buy the next property investment at the right price
▶ Understand and check the Stamp Duty Land Tax charges (SDLT), including the 3% SDLT surcharge
▶ Work out new ways to reduce and minimise your Stamp Duty Land Tax charges when you buy certain types of property investments.
▶ Work out ways of minimising your Value Added Tax charge when refurnishing a property. VAT is normally charged out at 20% but you need to check whether the trades person is VAT registered or not. There are many ways in which the VAT may be reduced from 20% down to 5% or even 0%. This includes single let conversions to HMOs, commercial to residential conversions and many many more.
▶ How much income tax will you be paying on the property investment? This free due diligence spreadsheet calculates the income tax that you will pay on the property investment. It also takes into account all your other income streams to work out the restated tax liability due to Section 24.
▶ Should you buy the property investment inside a limited company. This spreadsheet will help you understand whether or not the next property investment should be purchased in your own name or that of a limited company.
▶ The spreadsheet will work out the amount of money you will need to invest into the property. This will take into account the amount of deposit, SDLT, purchase fees and refurbishment costs.
▶ You will be able to understand how much profit you are likely to make on the property. We have included a section of rental income and costs each month. We have also provided websites for you to make comparisons of the rental income for a whole house or per room given its location.
▶ ROI stands for Return On Investment. This free due diligence spreadsheet will show you the ROI that you are likely to make on the property before and after tax. Again the ROI takes into account Section 24 as well.
