How to Analyze a Residential Rental Property

I bought 16 rental properties from 2010 to 2015. They were absolutely amazing investments but I stopped buying in 2016 because prices rose so much in my area compared to the rents (Colorado). I was going to buy out of state, but instead, I bought commercial rentals that have also been an amazing investment.

In this video, I go over what I look for in a residential rental property. How I evaluate what is a good deal and what metrics are the most important. I talk about cash flow and how to calculate it as well as what a good cash flow number is for me. I also talk about cash on cash return, how to figure that, and what a good number is for me. Buying below market value is also very important to me and a big factor in what I buy and do not buy. It is also important to consider how old the property is and many other factors when analyzing a rental property.

Unfortunately, it is tough to buy good rentals in many markets in the United States, but there are also some really good markers throughout the country. Florida, Milwaukee, the Midwest all have cash flowing areas. if you are interested in investing in other markets I made this video that goes over a couple of options.
