is the Landa Real Estate app a SCAM | Monthly Rent Payments

Is the Landa app a scam. Now I watched several videos on youtube and read several articles and this app, and the common message I found was. Hey im, not bias but use my referral code, oh, and I only been using it for 3 days and have $4. So in this video im going to break down if its legit or not

Breakdown:
1. Concept: how I works

1. Concept: Novelty of if you can't afford a 100k home then don’t worry you can start with 5$ and make passive income ( which is awesome )
Buzzwords:
- Low entry ( only 5$) same amount the people that swear by the app have inside
- Small Fee: 6% acquisition fee and 7-9% management fee

Summary: They buy properties split he property into 10k shares to make it very inexpensive and then issue it to you and give you some of the profits. While they also make profits, they are a way too high.

2. Reviews
Social Proof and how it compares to Competition

The competition is Fundrise let's be real and start out the bat, Fundrise as 5starts, and they 2.7 starts.

I didn’t recommend Fundrise because of the liquidity and fee issue

Reviews I found on the app store with common problems:
1. It takes to long to sell or buy ( this is because of liquidity and demand)
2. Withdrawing money ( its been over 1 month and still nothing)
Response to bad you left this review ( what are we saying here )
- It sounds like a group of small people taking each review personally, fix the problem and move on, and give him a share for the inconvenience
3. Marketing Misleading ( this is basically click baiting )
- You have people download the app to then say, hey it's only for accredited investor currently ( we’ll be back later)
- Btw I signed up and just lied and said I was one ( they didn’t confirm) but to buy a share, I guess they would need to
4. Another guy as been waiting for 3 months, and they still haven’t given him his money ( sounds like you might be getting too small claims for 100-200 bucks )

Companies Response: Q&A
1. Bad Reviews
mostly because of uncredited investor limit, because of regulations
2. Withdrawal:
since they were new they had delays, however now its running faster 48 hours on average, I still see complaints though
3. Acquisition % is taking from the total value ( insane )
4. Management Fee
- They give a tenant an app to pay and report any issues, but its basically a cost and they were clear if it comes out your pocket or no
5. They don’t liquidate share: if no one buys them then your stuck with it for now ( you should buy back shares and reissue them )
6. Customer service on the phone: they schedule phones to call with users ( which could be a problem as they expand)
7. Glitches with the app
They're in prelaunch so that’s why, their working them out, more features will be added soon
8. SEC filings ( barely had any info on their plan )
They said that they will have more info in their next fillings
9. When they sell do they take a fee
No, they don’t plan on selling to keep taking that 9% management fee

1. You put down 25% ( that’s 25k) finance 75k for 30 years
Rent is 725$
Property tax $46
Finance: $388 for 30 years and Capital and interest
Insurance: $52
Higher a management Company or not: $58

Total Profit: $181 per month and $2,172

Tips: The equity in the property since they control it, they could use it to purchase other property for themselves, since you the investors are limited partners and don’t have anything to do with it

Now just to clarify, I don’t have referral code down below and this a 100% nonbias review, I didn’t recommend fundrise or any of the other crowdfunding real estate website that takes your money and lock it up
