These cities are the fastest growing real estate land banks in India


Everyone seems to speak about the real estate growth in Gurgaon and Goa, other than in the top metro cities like Mumbai, Chennai, Pune, Hyderabad and Bangalore but there’s seemingly a lot of action in a few tier 2 cities that’s remained hidden from people outside of those cities…


I would only hear about the real estate boom in Bhubaneswar and Indore from friends, which I thought was a part of the overall Indian market… but I decided to dig in to find data on other cities which are seeing a boost.


I took out reports from Magicbricks, ConstructionWorld, HomeBazaar among others and found the following.


👉🏼 Nagpur, Coimbatore, Bhubaneswar, Indore, Jaipur, Ahmedabad, Surat, Kochi, Vizag


These cities have accounted for the highest growth in residential as well as rental demand over the past years.


👉🏼 Nagpur has seen a year on year growth of over 49% in residential demand and 84% in rental demand. Coimbatore’s growth is ~30% year on year


I’ve also seen how nuts the demand is in a place like Coonoor, which I visited a few months ago for a short weekend trip from Bangalore. Seemingly, a lot of people have bought weekend/vacation homes at the hill station between the tea gardens.


It seems like a great deal of this growth is attributable to:
- SMART cities projects
- Multinational companies opening offices in these cities
- Rise in standard of living, and lower cost of living compared to metros - so the boom accentuated during the pandemic


I’d want people from these cities to validate if this is true or share more insights on the current on ground trends here for everyone’s reference in the comments.
