VICI is an experiential REIT and holds unique properties on the Las Vegas Nevada strip. They also own golf course resorts, are acquiring a wellness center property and other resorts across the country. There has even been some hints at international expansion which would be a huge growth opportunity.

I share why I am investing in this stock and why I am currently BUYING as much as I can while high interest rates are causing many to invest in treasury bonds instead of high dividend yielding investments.

VICI survived The Pandemic with no issues.
It survived the huge Data Breaches of MGM & Caesars & I have confidence it will survive the next issue, and the next, and the next. I share all my bullish reasons on this real estate property trust and why ignoring the current fear will benefit us all greatly. From Triple Net Leases to CPI rent escalators, this company does things in a very smart way to ensure beneficial and dependable growth into the future. Las Vegas Nevada is thriving and therefore a main bullish point on why I think VICI will thrive as well.

I cover some financial data to show why I am so confident in this business. It has growing AFFO (Adjusted Funds From Operations). I look at its Revenue and Net Income growth. We take a look at its declining stock chart. Of course we look at the Dividend, which currently hovers around 5.5% and grows annually at an average of 8.6%. The dividend yield of VICI has become attractive and I share a really neat story about its current dividend payout. A company that Collects 100% of Rents gives me full confidence it will pay out 100% of its dividends every time & into the future while raising that dividend consistently without interruption.

I also look into the risks of investing in this REIT. From unfortunate events to water shortage concerns, I address these all.

So, it’s the opportunity you have to look at, not the stock chart, it’s the fundamentals and the financials you need to analyze and see if its company specific or industry specific. I am focusing on the Quality and future growth, not so much the current valuation, though I feel it is undervalued currently and at a Strong BUY. Quality companies' are never cheap (or rarely are), so you need to not wait for a crash of some sort that may never happen but rather buy in when you feel the stock is undervalued comparable to its future growth and for me VICI is right at that sweet spot, so I am BUYING.
