Here are two of my top REITs to buy today:
EPR Properties (EPR Stock) is a close net lease peer of Realty Income. However, it specializes in experimental net lease properties, buying things like golf complexes instead of the traditional Walgreen-type net lease properties. This strategy has many advantages and has historically resulted in significant market outperformance. However, it is today heavily discounted and offers a near 8% dividend yield.

Healthcare Realty (HR Stock) is the biggest medical office REIT in the world. It is today historically cheap after seeing its share price cut in half over the past year. The market appears to have overreacted to the recent lack of growth and some balance sheet concerns. I explain why I think that this is a buying opportunity with the shares now offering a near 8% yield.
