My Single Biggest Investment Revealed

My single biggest investment is not a REIT, it is an adult nightclub company called RCI Hospitality stock, ticker symbol RICK. In this video, I reveal my investment thesis for RICK stock and explain why it is my largest investment for 2023 and beyond. It is the best / top REIT like opportunity to buy today because it is priced at a value stock multiple but it is a growth stock with a long runway of 20% FCF per share growth potential. RCI Hospitality Holdings is able to grow so rapidly because it is making new strip club / gentleman club investments that enjoy very large spreads over its cost of capital. In that sense, it is similar to Realty Income (O Stock) and most other REITs that are growing externally, but its spreads are a lot much larger. It does not pay a big dividend and so it may not be a good fit for a dividend portfolio, but it is very attractive for total return oriented growth investors.
