Which S-REITs will become even more vulnerable as interest rates climb higher-for-longer? S-REITs fell 22% in 2018 during the last interest rates hikes from 17 Dec 2015 to 20 Dec 2018, however careful analysis and stock picks of good REITs vs the badly-prepared REITs showed a whole of difference – the former outperformed the badly-prepared REITs by as much as 40%.
